Construction Specifications

This is a modular-built home by Customized Structures, Inc. from Claremont, NH.  If you're not familiar with the benefits of a modular home (which now comprise 20% of homes built in the U.S.), please read the article on modular homes. Below are the specifications.

Structural

  • 2 x 6 at 16" o.c. exterior wall framing
  • Engineered open web truss floor framing at 16", 19.2" or 24" o.c.
  • 3/4" tongue and groove Advantech subfloor
  • 7/16" o.s.b. sidewall sheathing
  • 5/8" o.s.b. roof sheathing

Flooring

One of the most painstaking processes in building the home was selecting flooring for the entire house.  We completely shunned the options included with the modular construction (which were limited to certain types that could be transported).  Instead, we visited over a dozen flooring stores and researched many more online to understand our options and get the best quality for our budget.  We selected linoleum (vinyl) for many areas because it is much more "child-friendly", in our experience, than tile and even hardwood. Because we appreciate the beauty of tile, we struck a balance by getting a nice vinyl floor with a tile look.

Vinyl. The vinyl for most areas is from the high-quality Armstrong Solarian line, which features the following:

  • Inlaid color to produce a handcrafted look with great depth
  • CleanSweep surface which includes a 10-year warranty that floors will not scuff from shoes and will not permanently stain from common household traffic or stains
  • 10-year warranty guarantees durability as well, providing protection against ripping, gauging, or tearing through normal household activities

Hardwood.  The pre-finished hardwood in the living and dining rooms is a high-grade of cherry wood from a local hardwood supplier.  When it arrived, it looked more like a natural color (light oak) than the honey maple we saw in the store.  But, as we were told, the wood darkens after installation and within 30 days we saw the color turn to a perfect match for the other woodwork in these rooms.

Carpeting & Tile.  Many rooms in the home have carpeting.  We selected high grades that could withstand heavy traffic (in the case of the family room), were very tough against stains, and were thick enough with good padding to provide safe play areas.  The tile in the master bathroom was chosen to match the color scheme, cabinets, and vanity top.

Cabinets

The cabinets in the home (kitchen and bathrooms) are made by Timberlake Cabinet Company of Winchester, VA.  We selected the BridgePort Cathedral premier line with a different finish for the following rooms: Kitchen (spice), First Floor Bathroom (frost), Master Bath (natural).  We selected ClearBrook Cathedral for the Main bath because it had a pure white finish.  Here are the specs for the Timberlake premier line:

  • Sidemount Drawer Glide System. Dual-track sidemounted epoxy-coated drawer glide system provides smooth reliable operation

  • 21" Drawer.  4-sided drawer box with 21" depth features 75 lb. capacity and durable wipe clean finish.

  • Cabinet Backs.  Cabinet backs feature a 1/8" hardboard substrate finished on one side with a UV process

  • Full Depth Base Shelf. Base cabinets feature a 1/2" full-depth shelves.

  • 5/8" Wall Shelves. Wall cabinets feature fully-adjustable 5/8" thick shelves

  • 1/2" Side Panels. Side panels are constructed from 1/2" thick, 45lb. density engineered wood with a multi-step roll-coated wood-grain finish or white melamine laminate.

  • Solid Hardwood Frames. Cabinets feature 3/4" x 1 5/8" solid hardwood frames. Frames are kiln-dried to prevent warping. frame joints are pressure-fitted, glued, double-doweled and stapled

  • Hidden Hinges. Concealed self-closing Hidden Hinges create a streamlined profile and offer a 107 degree opening. A two-peice six-way adjustable design accommodates full-overlay door styles.

  • Toe kicks. Toe kicks are constructed from 1/2", 45 lb. engineered wood and finished in black or white.

  • Print Finish. UV-cured, multi-step print finish is chemical and moisture resistant; more durable than vinyl.

Insulation

  • (R-19) fiberglass exterior wall insulation

  • (R-30) fiberglass ceiling insulation
  • (R-11) stairwell insulation

Exterior

  • Siding. CertainTeed MainStreet vinyl siding, mint green
  • Roof Shingles. Owens Corning Oakridge Pro 30-year architectural shingles.  A subtle shadow line provides an understated yet attractive complement to exteriors that already feature many different colors of stone or brick. Specially treated to resist roof discoloration due to algae growth.
